Project-based Solution (PBS)

When you know, “something’s broke and I just need it fixed.”

Path includes:

  1. Site visit
  2. Proposal
  3. Agreement based on your scope
  4. Repairs are made
  5. Invoice provided
  6. Call us when you need us

Why did we start this program?

  • A Property Manager never wants to be found negligent in the court of law
  • Several customers spoke with us about designing a program where we assess the properties they manage on a yearly basis.
  • You already have maintenance programs for every other internal / external fixture including Fire Alarms, Security, Landscaping and Snow Removal. So why not your sidewalks and pathways?

A Fully customizable program!

Together we will design a program to fit within an existing maintenance budget based on what you want surveyed:

    1. Trip Hazards
    2. Cracks
    3. Expansion Joints
    4. Curbs
    5. Replacement
    6. Handicap accessible ramps

Access to Priority Scheduling

The AIM program gives you priority scheduling if you need an emergency repair and in the case that you are informed of an upcoming REAC inspection.

The AIM program would continue until your community’s walkways comply with the Americans with Disabilities Act (ADA) standards. At that time, the AIM program would decrease to cover nominal changes/repairs from Mother Nature over the winter months.

Follow this link to see two examples of how our AIM program helped two different property managers get their repairs done in a quick and timely manner. Manager one declined our services and ended up with a trip and fall at one of their properties whereas manager two was in the AIM program, got a notice about an upcoming REAC inspection and we were able to complete their repairs within the 14-day window. We’ve included dates and details to help you better understand exactly what this program has to offer!

Testimonials

The City spent fewer than $3,000 to fix 83 spots. Mr. Taylor estimated the City would have spent three times that amount to replace the slabs, not including labor and equipment. The process took less than a day and a half, compared to several weeks to lay new concrete, he added. Contractors plan to survey the entire Braden River Lakes neighborhood before bringing Public Works officials a proposal to rehab all its sidewalks. If City officials continue to like what they see, they may use this process to fix sidewalks throughout the entire city.

“I have to tell you, I am so, so, so happy with Beacon Place.

Thank you SO much for the extra effort you went to update me daily – that is hard to come by. I am the same way with my own residents and Boards, I communicate frequently and it’s hard to find that in vendors sometimes, so seriously, you guys are phenomenal, accommodating and your work and end result is literally amazing. So many compliments were received at Beacon Place – thank you very, very much. You made my job easier and that is HUGE because I manage seven sites with no assistant…so a project that goes smooth is huge for me

Holly Foley, CMCA, Community Portfolio Manager, RMG, Regency Management

Those Board members who I have spoken to are delighted with the results, as am I. The results are excellent. I also want to commend the employees. Whenever we asked them to check on something, they did so without fail. They were excellent the entire time they were here. The results were professional and the employees were professional.   Job well done
